About

The property has stunning views overlooking the East strand. It offers un-interrupted views of the most spectacular beach and sea. Royal Portrush Golf course is just a 5 minute walk. The house is in an ideal central location within a 2 minute walk to East Strand promenade and the beautiful beach.

What’s included: Gas central heating, electricity, bed linen, towels and Wi-Fi included. 
WiFi code is on the unit’s label.

IMPORTANT : Heating  Boiler- when entering Kitchen door from outside it is to your left: 

The gas boiler is simple to use: on arrival the timer behind the flap on the foot of the unit to the right of the kitchen sink will be set at OFF. However, there is always hot water when you run the hot water taps around the house. If heating is required, you simply turn the dial to MANUAL – this is the full override for heat into the radiators. You may also use the AUTO setting – it has several periods set for evening and morning automatic heating. 
Please ensure this is OFF when leaving the property and not left on MANUAL for an extended period. 
4 large gas bottles bring in the supply with keys to the outside cage hanging up in the tall broom cupboard by the breakfast bar. Inside the cage, when the arrow points left and green, there are four cylinders reasonably full. When it points right and bar is red there are two empty cylinders, its time to re-order.

Shower room: 
Cubicle Shower, extractor fan, toilet, wash hand basin. The extractor fan is operated by switching on the light. It has a timer set and will run for a few minutes after activation and once the light is switched off.

Ground Floor: 
Living / Dining Room: Fabulous views of the East strand beach. Inside, Freeview TV, Electric Fire, selection of Board Games.
There are 2 & 3 Seater reclining sofas. Occasional tables and additional casual seating. 

Dining area, double doors lead to Kitchen, and front door. 
Two bay windows looking out over the East Strand Beach with uninterrupted views of the Skerries, Causeway Coast and even the Scottish Isles. Complemented by two cocktail style chairs offering a fantastic area to watch the activities on the beach and in the sea.

The dining area has a large oak table that has 6 oak chairs. The table opens to accommodate a further 2-4 people. Additional seating is available from the cloak room or bridge room.

Kitchen: A large kitchen with a breakfast bar that seats 4. Electric Oven, Gas Hob, Microwave/grill, Fridge/Freezer, Dishwasher, Washing & Tumble dryer combined machine. Kettle, Tassimo Coffee machine, Toaster. All necessary utensils and more.

1st Floor Bedrooms
•    Bedroom 1: Double (4ft 6in) Bed – Sea view
•    Bedroom 2: Double (4ft 6in) Bed – Sea view
•    Bedroom 3 : Double (4ft 6in) Bed – Rear facing with door from private Parking area across the bridge

Ground Floor Bedroom 
•    4: Double (4ft 6in) Bed - no view other than rear of the house.

Ground floor Bathroom:  Bath and Shower with panel, toilet, hand basin, above light and shaving point

*Please note there are flights of steps both to the front and to the rear of the property limiting ease of access for those with mobility issues. There is a walkway from the parking area to the rear of the house which leads to the 1st floor. Internally there is a staircase to reach the ground floor living space.
Gardens and patio areas

•    Front garden with two sitting-out areas and a terrace outside the front door.
•    Landscaped terraced beds with centre steps and a pebbled path.
•    A set of modern garden furniture with luxury cushions in secure storage by the side of the house. Code ___________
•    A large Patio also has a combi bench/picnic table
•    The bottom patio overlooking the walkway with combi bench/picnic table
•    To the rear of the property is the parking area. This offers private parking for two cars.
•    Also, a garden shed which contains a BBQ and brazier.
•    There is a two tier patio down a flight of steps which is an excellent area for evening BBQ’s.
•    There is a storage box under the “bridge “to the 1st Floor access door, Bedroom 3. Code _ _ _ _ 
•    This storage has 2 x sun loungers, wooden patio chairs, body boards and parasol.
•    Further steps take you to a yard area with outside water tap and hose. To the left the external kitchen door and to the right a side gate leading to the front of the property.

Additional information: 
Extra Bed Linen is stored under each bed or in a wardrobe in the bedroom.
Extra towels are in storage bags in Cupboard No.2 in the Shower Room.
Extra Tea Towels and Handtowels for the kitchen are in a basket under the oven.
In the Kitchen cleaning cupboards near the gas boiler there are waste bags for all bins located around the house.

There is a backup electric shower in the bathroom which can be used if there has been a problem with the gas boiler. Otherwise if is not required.
All keys are labelled that are hanging on the right-hand side. 
There is also a key for the front door in this cupboard.

There is an open fire in the Lounge with coal and sticks in the bunker in the yard to get you started. You may need more – the local garage keep household coal and logs. Alternatively, the Electric Fire may have been left in place for use. The choice is yours. 
When not using the electric fire, it may be stored in a cupboard under the stairs, this is where you will find a Dyson Vacuum cleaner. There are also several cordless vacuums, one in the Kitchen and one in the Bridge room for ease of use when a quick clean is required.
A cloakroom is also beside the stairs with additional chairs and an outside electric heater and extension lead.
In an emergency the mains water may be turned off under the sink in the kitchen.
The additional tap in the kitchen and in the bathroom is a separate supply that is only heated if the fire has been lit and the back boiler heats the water in a separate tank. 
Instructions for Washing Machine, Microwave etc are in a folder in the kitchen.
